How to Measure for Replacement Windows

You typically don’t think about your windows until you have a reason to. Unfortunately, many times that means an accident or storm damage, and other times it might be energy inefficiencies. Modern windows are so much more efficient than older, single pane windows, that you’ll almost always immediately notice a reduction in your heating or air conditioning expenses. Not to mention that new windows are sealed to keep air and dust out – a great solution for someone with allergies. Even noise levels are lowered, which is helpful if you live in high-traffic neighborhood.

Many people don’t realize that windows play a big role in home security. Windows with broken locks or screens can attract burglars.  About 70% of home intrusions happen through the windows, most frequently during summer months when residents are away. It’s best not to risk your family’s safety.

Whether you decide to do it yourself or bring in a professional, here’s an easy guide to make sure you get it right.

What are the measurements?

Before you head to the home improvement store, measuring your window correctly is essential. A professional remodeler will do this for you, but it’s always helpful to understand what’s going on. You may even want to keep these measurements for your records or for window treatments.

A window is encased in its own structure and then fitted into the dimensions the original builder created. You have to take this into account before you start measuring. Windows are measured from the inside and installed on the outside. If you do it the other way around, the window simply won’t fit.

Start by measuring the width. Measure from seam to seam on three different places on your window. Why three? For accuracy – redoing these figures can mean a lot of wasted time and resources. You want to make a note of the top, middle and bottom widths. The measuring tape should stretch from where the seam meets the molding each time. Take off a quarter of an inch to account for the top of the window you can’t see.

You’ll record three numbers for the height as well: far left, center and far right. With the window open, place the tape inside the stool (the inside window ledge) and measure to the top of the seam which is located between the jam and the stop. The stop is nailed into your header and so you’ll need to take off a quarter inch for these measurements as well.

The Next Step

Do You Need To Replace Your Windows Before Selling Your Home?

Are you set on selling your home?  Then you must be wondering about the things you need to do to get it ready before you put it up on the market for sale.  You should first know that deciding to sell your house means having to face a rather stiff competition.  So that’s why it is important to do certain repairs and improvements, such as replacing windows or patio covers, before you can actually expect people to part with their hard-earned money and purchase your house.  The first on your list should be doing the necessary repairs and fixing or replacing whatever is broken.

One question you might also be asking is whether you will have to replace your windows.  The answer depends on whether your current windows are in good condition or not and whether they provide proper insulation.  Home windows replacement becomes really necessary if the old ones have cracks and other signs of damage.  You can also opt for replacement windows that add style to your home as well as promote energy efficiency.

Energy Tax Credit for Homeowners

Homeowners can be given an energy tax credit  if their homes are energy-efficient.  And that’s where the importance of getting energy-saving products for your home comes in.

The American Recovery and Reinvestment Act of 2009, which President Barack Obama signed  in February 2009, provides that taxpayers can take credit for qualified energy-efficient home improvements installed.   Such improvements include insulation, exterior doors and exterior windows, roofing, heating and cooling systems, and also solar panels.

A qualifying radiant barrier insulation for your home, for instance, will entitle you 10% off of the cost, with a maximum of up to $500.00.  Installing qualifying replacement windows, on the other hand, would mean 10% off, up to $200.00.

We always say “qualifying” because the IRS has issued guidelines and regulations that define “energy efficient” and, in effect, also define qualified products and solutions, such as energy-efficient windows. Basically, energy products are those that are tested and proven to reduce our carbon footprint.  Energy-saving products must have a “Manufacturer Certification Statement,” which you will need in order to claim your credit.

The good thing about remodeling your home to give way to these energy-saving solutions is that, aside from qualifying for tax credit and for being able to help protect the environment, you also get to save on energy costs.  With proper insulation, for example, you no longer have to work your heater or your cooler double time, and you can, therefore, significantly reduce your monthly utility bills.  You can instead spend your money on some other more important things.   There is also one bonus to getting an energy-efficient home renovation.   You get to improve how your home looks.  You get rid of your old and rusty roofing, or those old and rotten doors and windows in the guide of going green!  If you have always wanted to have a newer-looking living space, then you might as well do it, but in an environmentally friendly way.  It’s really like hitting two birds with one stone.

The Return on Investment for Windows Replacement

When Do You Replace Your Windows?

It is quite difficult to figure out when your windows need replacement.  In fact, when it comes to home improvements and remodeling particular areas of the house, homeowners seldom think of their windows.  For them, there are always those other areas that need to be prioritized for repairs.

However, this mindset ought to be changed.  Home window repair or replacement should be deemed just as important as other kinds of repair around the house. This is because windows are a great factor when it comes to your home being energy efficient.

Replacing your home windows into energy efficient ones, or simply repairing them to ensure that they are properly insulating your home, will help lower your utility bills and allow you to save in energy costs.

So how do you know when it is time to go about window replacement or repairs?

1. What to Look for When Buying Energy Efficient Windows

There are a lot of benefits that you can gain when using energy efficient windows.  From making your home more comfortable, to getting savings from your energy bills and even getting an energy tax credit.  We have clients who made the investment to replace their windows to energy efficient ones and who later reported a drastic cut on their energy bills!

The first thing you have to remember is that your considerations for which energy efficient window to buy depend largely on your location’s climate.  You also have to deal with design questions, windows standards, energy codes, and tax credit considerations.

In reality, however, there are just four simple questions that you should ask.  These most important things to ask when buying energy efficient windows are:

1. What is its solar heat gain coefficient? This rating basically tells you how much heat goes through a window.  Depending on where you live, choose a SHGC that is appropriate for you.  In Texas, you would want to block out the sun’s heat so get windows with a lower SHGC.

2. What is its U-factor rating? The U-factor rating is an indicator of how efficient the window is.  This rating is provided by the National Fenestration Rating Council and is determined by the glass, spacer and frame used.  The general rule is: the lower the rating, the better!

3. How much light goes through the window? For those who are keen on natural lighting, get a window with a high visible transmittance.  Visible transmittance ratings from 0 to 1 tell you just how much light goes through a particular window.

4. Want more savings? If you want more savings from your energy efficient windows, then go for low-e windows.  Low-e, shorthand for low-emissivity, basically pertains to the invisible thin coating applied to the window’s glass.  This coating controls how much heat goes in and out of the glass at all times.  Low-e affects both the SHGC and the U-factor rating.

When looking for replacement windows in Austin, Texas, and other places with warm climates,  you should opt for energy efficient windows that are low-e, a 0.30 or less U-factor and a 0.30 SHGC.

How Much Money Are Your Old Windows Costing You?

When it comes to replacement windows you can often save money by replacing your old windows with energy efficient ones.

But how much money do you save from replacing your old windows?

According to the website, TakeCareofTexas.org, an initiative of the Texas Commission of Environmental Quality, cooling and heating accounts for around 45% of energy bills in the state.

A recent report from the Texas Public Utilities Commission showed that the average electric bill costs around $93 a month, with heating costs pegged at $500 during the colder months.

According to a study made by the EfficientWindows.org website, which is developed by the Alliance to Save Energy, Lawrence Berkeley National Laboratory and the Center for Sustainable Building Research, simple home remodeling with replacement windows can bring savings ranging from 16% to 26% in climates where there are longer heating seasons.  During the cooling season, new energy efficient windows would be able to save you somewhere from 6% to 35%.

In Texas, cooling season takes up approximately nine months out of a year.  So based on the above assumptions, cooling and heating costs total around $876 a year for the average household.

Just how much money are you wasting by keeping your old windows? Using the range of savings brought forth by EfficientWindows.org, replacement windows now would bring you savings of $60 to $98 from your cooling bills annually and around $30 to $175 annually out of your heating bills.  And these are just conservative estimates.  EfficientWindows.org estimates that you could save close to $500 from energy efficient windows in a year.

So conservatively, you could gain up to $273 just by replacing your windows to avoid leaking and heat gain!

More incentives. But that is not all.  Why suffer through cold drafts and leaks when you can effectively beautify your home and save money in the process?

A lot of utilities in Texas have their own rebate programs for homeowners who undertake improvements that are aimed at improving energy efficiency in their homes.  Austin Energy, in particular, gives up to 20% off your investments when you spend around $1,500 in improvements.

Texas also has a Weatherization Assistance Program that provides subsidies for energy efficient improvement to your home, granting that you fall under their income limits.
